Quiet Title Michigan | Tax Title Services
Before you will be able to sell your tax deed investment, you will need to ensure that your property qualifies for title insurance through our title curative process or with the more expensive quiet title. Michigan investors often do this by filing an action in court, but Tax Title Services offers a viable alternative that is acceptable to obtain title insurance.
In the traditional method, you will need to hire an attorney to file a lawsuit. Any potential individuals who could have a claim to the title need to be notified, and this begins with a postal verification of their last known address. Then, the attorney’s office will attempt to serve them papers. The state also requires a publication to go into the newspapers for seven days, followed by a 10-day waiting period.
If the individual cannot be reached or does not come forward, a default is noted. This requires another 10-day waiting period. At this point the attorney will file a motion with the court. You must then wait again until you have a scheduled appearance in court. Once you finally go to court, you will show your documentation and proof, and hopefully leave with a clear title judgment.
As you can see, this process is very lengthy. In contrast, our curative services, which are just as thorough if not more thorough than the process an attorney will go through, can take as little as 60 days. Our certification process is as effective as an action for a quiet title in Michigan when it comes to getting obtaining title insurance. To get started, give us a call today at (949) 798-1180. We will explain our ordering process, and in just 6-8 weeks you will be ready to sell your property.
